Consistent high demand relative to supply is a key feature in Vale Park driving regular price increases. Recent rapid price increases however may constrain future growth by limiting demand. High average incomes in Vale Park ensure a focus on quality with a commensurate high entry price under constant demand. Competition for available quality housing is intense with multiple offers likely to be made in excess of asking prices. A mix of professions and above average income earners in Vale Park provides good demand. The lower than average housing turnover of these people also means fewer regular listings leading to periodic large price increases. Medium density in Vale Park necessitates a mix of lifestyle options for housing, shops, open areas, and facilties. Where this is available, demand is high and growth ensured. Higher than average industry presence in the wider area offering local employment yet with not a large negative impact on local amenity, provides good demand and price growth.
Vale Park is a suburb in north-eastern Adelaide, South Australia. First proclaimed a municipality in 1961, development on the suburb began immediately; much of the architecture of this time can still be seen reflected in many of the houses in the suburb. Originally within the now-defunct City of Enfield Local Government area, Vale Park has been a part of the Town of Walkerville LGA since 1970. The name of the suburb comes from a famous house that once stood there, Vale House, owned by a renowned farmer, Philip Levi. Initially, land in the area was considered undesirable as it was considered ‘too far from the city’. However, with the city’s expansion, the value of land in Vale Park has shot up.
Vale Park is located just 11km from the centre of Adelaide. This means that the inhabitants can very easily gain access to the centre of the city, utilise the amenities and appreciate the culture therein, while also having a quiet and relaxing place of residence. As a part of the A17 highway, Vale Park is easily accessible via road from the centre of Adelaide or from outside the city. The area has become increasingly modernised and continues to grow and be adapted, highlighting Vale Park as an excellent real estate opportunity.
