Investability Index: This index is entirely built on historical social area analysis. It forecasts relative future housing demand across every SA2 region in a state by analysing variables historically associated with a higher willingness to pay for housing in various mortgage repayment and rent payment brackets. Some of the main variables we analyse in connection with this score and their relative scores are detailed below:
House Price Score: Previous house/rent price trends for the area and their own relation to future housing demand estimates.
Income Score: Analyses the relationship between household and personal income statistics future rent payments and mortgage repayments in an area.
Industry Score: Analyses the density of people in a certain area working in different industries. There is an identifiable trend between people willing to pay more for housing costs and what industry they work in.
Population Distribution Score: Analyses the distribution and density of certain segments of the population and finds its effect on prospective future housing demand over time.
Occupation Score: Analyses the correlation between people living in a certain area and their willingness to pay for housing in a certain area over time.
