St Kilda Real Estate Market Outlook

Prices are above market average and increase steadily under persistent demand. A more sustainable rate of price growth is anticipated in the short to medium term. In this area of average incomes, there is a mix of housing size and quality. While this may present buying opportunities, growth may be constrained. As buyers begin to examine St Kilda due to other areas being out of the price range and the trend to working from home, "gentrification" may incease price growth. Low average earnings from people in St Kilda leads to lower quality housing which also negatively impacts the provision of facilities. As a consequence this area is often seen as less desirable, with lower quality of housing and slower price growth. Lower than average population density constrains growth in St Kilda to an extent. However, where buyers are willing to compromise on housing and lifestyle choice, there are affordable options. With very low industrial sector presence in St Kilda the focus is on lifestyle, driving specific demand around facilities, services, and open space. Most people are employed in service sectors with a higher than average proportion being able to work from home. This may incease demand over the medium term.

St Kilda is a suburb of Melbourne, Victoria. Located in the Local Government Area of the City of Port Phillip, St Kilda is a seaside suburb on the coastline of Port Phillip Bay. European settlement of the area which is now St Kilda began in 1939. It acquired its name in 1842, from a schooner (a type of sailing ship) which was docked nearby at the time. The area saw a significant growth between 1870 and 1890, with the population of St Kilda more than doubling in a short time frame; an incredibly popular place for the wealthy at the time, much of the property at the time comprised mansions and large villas, and remnants of these beautiful pieces of 19th century architecture remain dotted throughout the suburb.

St Kilda’s coastal locale makes it a popular tourist destination, as well as an attractive place for locals with a love for the seaside. Located just 6km to the south-east of the central business district of Melbourne, it is also popular among commuters and young professionals, providing the relaxed, exciting seaside lifestyle while being just a stone’s throw from the heart of the city. Despite a decline in popularity after the Second World War, St Kilda has seen significant gentrification in recent years beginning in the 1990s, making it an exciting, conveniently-located place to own property.
