Wellington Real Estate Market Outlook

In Wellington there has been a history of lower than average prices and demand, offering opportunities for investors or first home owners, especially in the context of the growth in working from home. In this area of average incomes, there is a mix of housing size and quality. While this may present buying opportunities, growth may be constrained. As buyers begin to examine Wellington due to other areas being out of the price range and the trend to working from home, "gentrification" may incease price growth. Low average earnings from people in Wellington leads to lower quality housing which also negatively impacts the provision of facilities. As a consequence this area is often seen as less desirable, with lower quality of housing and slower price growth. Lower than average population density constrains growth in Wellington to an extent. However, where buyers are willing to compromise on housing and lifestyle choice, there are affordable options. With very low industrial sector presence in Wellington the focus is on lifestyle, driving specific demand around facilities, services, and open space. Most people are employed in service sectors with a higher than average proportion being able to work from home. This may incease demand over the medium term.

Found at the intersection of the Bell and Wambuul/Macquarie, Wellington is a region of New South Wales, just 50 kilometres southeast of the major city of Dubbo, and indeed it sits within the Local Government Area of the city of Dubbo, which serves as the centre of the greater Central Western Slopes region. The second European settlement founded beyond the Blue Mountains when it first formed in 1823, the land traditionally belonged to the Wiradjuri people, and there is still a strong aboriginal presence in the city, adding to its unique culture. Wellington is situated along both the Mitchell Highway, which runs through the middle of New South Wales, and the Main Western Railway, connecting it to the rest of the state. Its local government area is the Dubbo Regional Council.

Wellington has a strong economy and there are plenty of draws for prospective property owners to consider. Despite the large tracts of land separating it from its state capital of Sydney, Wellington is a commercial centre in its own right and offers much of the appeal of city life without the immense price tags found on properties in central Sydney. Along with its commercial significance, Wellington’s economy leans on its rich agricultural land. Just a short drive from the city is Dubbo Airport, allowing connections between Wellington and the rest of the country and the world. All in all, Wellington is a well-connected city with very affordable properties for sale offering everything from city living to laid-back rural lifestyles.
