Preston Real Estate Market Outlook

Prices are above market average and increase steadily under persistent demand. A more sustainable rate of price growth is anticipated in the short to medium term. In this area of average incomes, there is a mix of housing size and quality. While this may present buying opportunities, growth may be constrained. As buyers begin to examine Preston due to other areas being out of the price range and the trend to working from home, "gentrification" may incease price growth. The high percentage of professional people in Preston classifies the area as "gentrified". This implies high demand for quality housing, generally of larger than average size. Price growth is ensured even where the state affordability index is negatively impacting other areas. High density population in Preston requires consistent turnover in housing ensuring constant demand. Housing styles may be a mix of low, medium, and high density, providing choice for well-financed buyers and value growth over time. High industry presence in the wider area is a double-edged sword. While local employment options are high, the presence of industrial buildings may negatively impact lifestyle perception. Demand from first home buyers and investors however ensures good price growth.

Preston is a suburb due just north of Melbourne, Victoria’s Central Business District, within the Local Government Area of the City of Darebin. Preston was founded in the 1840s and was initially known as Irishtown (after an Irishman who was the first western settler to take up residence), before being given its modern name after a town near Brighton, England nearly a decade later; around the same time, a shop was opened that served as the region’s first post office. The Collingwood-Whittlesea railway line made its way through Preston and the surrounding area in 1889, and the new railway stations and large swathes of available land greatly encouraged the region’s growth, wit the population almost doubling between 1887-1891. Urban sprawl made its way to Preston in the 1920s as Melbourne began to spread out to the north, and the region was proclaimed a city in 1926.
