Residz has just added new and valuable features to its property research platform and they’re sure to be winners with home buyers and sellers. As well as a free and instant estimated valuation, you will also get a localised market overview, recently sold properties and sales history.
New feature: Free instant valuation!
Within seconds you can now use this Residz demand valuation tool to get a free instant valuation based on the average prices of similar-sized properties in the local area.
Our online valuation service gives you, completely free, an instant valuation simply by entering your address and answering a few simple questions. The valuation immediately pops up on your mobile, PC or laptop screen.
It also shows the sales history of the property and information about the real estate market pertaining to that suburb. What a boon for real estate agents, home buyers, home sellers, and homeowners!
Another new feature: Recently sold property prices!
As well as instant home valuations and sales history, there’s another exciting new feature. The address, date of sale, and selling price for every property sold recently will be instantly listed below your property valuation.
If you’re a home buyer this is like finding a pot of gold at the end of a rainbow. Being able to see recently sold property prices at one glance saves time and guesswork.
Helps home sellers
For home sellers, the instant valuation feature is a good starting point for setting a reserve price with your real estate agent. And, the selling price information on recently sold properties in your suburb (and the date they sold) is an impartial way to get a handle on the state of the local real estate market.
Helps home buyers
Until now, home buyers have had to rely on price guides from real estate agents and property listings websites. Now, without leaving their own kitchen, they can use the Residz platform to form a much more accurate picture of the value of a property for sale.
Testing the new features
I’ve just tested the feature on my home address on the Northern Beaches of Sydney. I simply entered the address and the number of bedrooms and bathrooms.
While my home valuation came up lower than I’d hoped, the market outlook for my suburb says competition for available quality housing is intense with multiple offers likely to be made in excess of asking prices. This certainly rings true, and I can see the evidence in the hefty prices of my neighbours’ recently sold homes set out clearly on my screen below my home valuation info.
What this all means is that I no longer have to rely on flyers dropped into my letterbox from local real estate agents touting for business to find the data on recently sold properties. At any time of the day or night I can check with Residz to get this information within seconds.
Updating data all the time
Data on more than 12 million addresses in Australia is available for free on Residz. As the new ‘instant property valuation’ feature is being rolled out as we speak, not every address has been updated with this new pricing data. If this is the case with your address, the Residz data team says to check back again soon.
